Got any idea how they are going to "manufacture equity..in deals with seemingly no equity at all."?

There are only two general ways of "manufacturing equity." You can decrease purchase price or increase value.
ReplyDeleteBased on other seminars that I've attended, I can make some guesses as to what the methods might be. On the cost side, you can work with the bank to short sale the property, you can offer some non-monitary benefit to the seller, and you can use a non standard title transfer that will decrease transfer costs. For the value side, any kind of rehab (even minor paint and carpet) will do the job and changing the use of the property might increase its value.
This customer focused philosophy is known as the 'marketing concept'. The marketing concept is a philosophy, not a system of marketing or an organizational structure. It is founded on the belief that profitable sales and satisfactory returns on investment can only be achieved by identifying, anticipating and satisfying customer needs and desires. In seminars for marketing they mostly give the speech on marketing concept and explain the advantages to sales people.
